M3 Condos is the 3rd tower in the M-City community. M3 Condos will house 900 condo units, ranging in size from 480 square feet to approximately 1,000 square feet. M3’s unveiling comes only a few short months after construction began on the more than 1,570 units that comprise M City’s first two phases.
Designed by acclaimed Canadian firm IBI Group, M3 will soar to 81 stories, making it the tallest tower in Mississauga by a significant margin, and one of the tallest buildings in the GTA.
Award winning interior design firm Cecconi Simone designed the suite interiors, including finishing packages, kitchen cabinetry, and bathroom vanities.
The 9-tower, 15-acre, 4.3 million sq. ft. master-planned community was designed by renowned urban designers Cooper Robertson of New York, to reflect the city’s own vision for a new downtown, and introduces two acres of public parkland onto the site.

“Its twisting design speaks to the landscape of the city’s urban plan”, says lead architect Mansoor Kazerouni, with the IBI Group, in a news release.
“Mississauga has a very unique layout and acts almost as a city with two grids. You have due North and South forming one grid and a streetscape that runs diagonal to those directions. Our twist is meant to speak directly to both compositions. The result is a design that is completely unique to the site and emblematic of the ambitions of M City,” he says.
Urban Capital Development Group has delivered over 4,500 urban condominiums, with another 2,600 condo developments now under construction and several thousand in the pipeline, totalling over $3.7 billion in development. In addition to Mississauga, Urban Capital is currently developing in Montreal, Winnipeg. Saskatoon, Edmonton and Halifax.
Rogers Real Estate Development Limited is the owner and developer of M City. The development of M City will continue Rogers’ long history in Mississauga. In the 1960’s, Ted Rogers purchased 43 hectares of farmland in Mississauga on which to locate transmitters for one of his first business ventures, radio station CHFI. The current site was re-zoned in 2002 to allow for a wider possibility of land uses, including increased residential development.
