83 River Street Condos is a 38-storey, pre-construction condominium proposed by development firm Broccolini for Toronto’s Regent Park neighbourhood.
The site for this Regent Park condominium occupies the northeast corner of River Street and Labatt Avenue, just south of Dundas. An ambitious project occupying five lots, 83 River Street Condos is slated for an occupancy date in 2021.
Broccolini’s proposal calls for a 38-storey condominium, including a seven-storey podium. In total, it’s expected to house 410 dwelling units, including four two-storey townhomes integrated into the building’s base.
The townhomes will feature both interior entrances, as well as walk-out patios and entrances directly from street level. The unit mix is proposed to include two studio units, 250 one-bedroom, 115 two-bedroom and 43 three-bedroom units.
The master-plan for 83 River includes 8,740 square-feet of indoor amenity space and 6,555 square-feet of outdoor amenity space, which will be spread over the building’s second, fourth and eighth floors.
83 River Street tower’s significant stepbacks will allow for many of the units to feature expansive balconies and terraces, offering lively views of the neighbourhood and the adjacent Don River.
The tower portion of 83 River Street will be designed with significant glazing, accented by flowing black and white architectural elements, which will form the base of the balconies. It’s a contemporary design sure to catch the eye and set the standard for the many modern towers proposed for the developing area.
Location & Neighbourhood
Regent Park condos offer residents access to a wealth of perks, including excellent transit, some of the city’s newest community resources, trendy bars and restaurants and proximity to the downtown core.
With a perfect 100 on its Transit Score, the neighbourhood is served by both the Dundas and Queen streetcar routes, which run 24-7.
