500 Dupont Street Condos

Lifetime’s proposal for this space involves a 12-storey, mixed-use building with over 17,000 square-feet of retail at grade. Most of the site will be occupied by a four-storey podium, while the 8-storey mid-rise portion will feature a series of cantilevers, setbacks and terraces, creating architectural intrigue and contributing significantly to the area’s regeneration.

The location of these new condos is perfect for anyone looking to be involved with the action of Downtown Toronto without having to live in all of the hustle and bustle that is involved with it. There are still plenty of shops and restaurants within walking distance. Take a short ride on public transit and you will have many more opportunities downtown. Surrounding this new building is the University of Toronto – St. George Campus, many restaurants, and six beautiful parks. Davenport-Wychwood neighbourhood with a 88/100 walk score and a 94/100 transit score. 500 Dupont Street Condos is designed by CORE Architects.

The building’s ground floor will house a residential lobby, accessible off a private sidewalk on the site’s west side, bicycle storage and three separate retail spaces, including The Beer Store, which currently occupies the site.

The second floor of 500 Dupont Street will feature 3,164 square feet of indoor amenity space, connecting seamlessly to 4,327 square feet of outdoor amenity space. The building will be designed so levels two through four are U-shaped, overlooking an interior courtyard, while all levels up to the fifth will be cantilevered with inset balconies, providing covered pedestrian space at grade.

The unit mix at 500 Dupont Street calls for 119 one-bedroom and one-bedroom-plus-den layouts, 39 two-bedroom and two-bedroom-plus-den and 18 three-bedroom layouts, for a total of 176 residential units. 127 parking spaces and 228 bicycle spaces are proposed in two levels of underground parking.

The Midtown area isn’t seeing the hyper-intensification and expanse of glass skyscrapers we’ve been seeing in some neighbourhoods, but it has steadily been undergoing a regeneration in its own way. You’re much more likely to see thoughtful and contemporary boutique buildings along this stretch, many of which incorporate retail or high-end office space. If you want to invest in something a little different than your average high-rise, while still being in a vibrant, pedestrian-friendly neighbourhood popular with a wide variety of residents, this is a great option.

The immediate area around 500 Dupont Street has access to a number of public transit options, including several bus routes and is a ten-minute walk from both Bathurst Station – which connects to the subway’s Line 2 – and Dupont Station – which connects to Line 1.

You’re likely to find an array of eclectic shops, cafes, services and supermarkets along this stretch, making it a great neighbourhood for convenience. It’s also a short walk to both George Brown College and the University of Toronto.

Many residents here love the proximity to Yorkville, which is a short subway ride or stroll away. Yorkville’s upscale dining, shopping and art galleries are within reach yet homes in this part of Midtown are not nearly as pricey.

It’s also a popular neighbourhood for families, with plenty of access to schools, libraries, community facilities and parks, including the well-known Christie Pitts. A lush network of ravines runs through much of Midtown, creating an enviable oasis for dog walkers, joggers, or those craving a momentary escape from the city.

We’ve seen a handful of luxury boutique condominiums proposed for the surrounding area, along with some upscale townhomes. Combined with developments like this one, both artful and practical, we’re expecting somewhat of a renaissance along the stretch.

Located in mid town Toronto, this new development features a very modern design. With 9 floors, 146 suites, and a superb location, the Dupont Street Condos are sure to draw in lots of excitement. This building is designed to fit the modern style of surrounding buildings. Using both horizontal and vertical design elements, the architects know how to draw in attention using beautiful contrasts.

This boutique building will feature the upmost luxury finishes and features. The building and many suites within, will boast grand terraces with exceptional views of the beautiful areas around.

Wynford Green

This master-planned community follows a plan both vibrant and clever, capitalizing on the area’s proposed crosstown LRT. An ambitious project that will eventually include residential and commercial space, as well as extensive parkland, pedestrian walkways and a recreation centre.

In total, the development will add 3,389 residential units, comprising a mix of high-rise condominiums and urban townhomes. An additional 56-million square feet of office space and 120,000-square feet of retail space will be added. The community’s proposal also calls for a state-of-the-art recreation centre, which will be located across from a 2-acre public park and house a hockey arena, indoor basketball courts and an indoor swimming pool. Designed with pedestrians in mind, a walkable main street will run through the community, featuring a central plaza, outdoor patio seating and a selection of boutique shops.
Wynford Green is slated to include 71 new buildings across its site, including partial retention of an existing heritage building. The majority of these will be low and mid-rise townhomes, with a cluster of 9 condominium towers situated around the LRT station. These towers will range from 15 to 44 storeys. In its entirety, the community will include 2,2293 one-bedroom suites, 921 one-bedroom suites and 673 that include three or more bedrooms, with dimensions ranging from 530 square feet to just over 1,000.

Additionally, three office buildings, standing 8 and 9 storeys, will be worked into the plan, completing a community where urban life and work are redefined. TACT Architecture and Giannone Petracone Associates Inc have been tasked with designing the buildings, so we can expect a contemporary and cohesive look with all the features one associates with modern condominium living.

Along with the addition of over 4,000 underground parking spots and bicycle storage, the community will have an underground connection to the proposed Science Centre station on the LRT, a great perk for this transit-friendly neighbourhood.

Wynford Green involves the close collaboration of Lifetime Developments and Diamondcorp. Over the next decade, 60-acres of land at the north-west corner of Don Mills Road and Eglinton Avenue – the current home of Celestica – will be transformed into a vibrant, mixed-use neighbourhood that will redefine urban living and working in Toronto. Wynford Green will feature employment use, retail, residential mid-rise buildings, town homes, new roads, parks, municipal infrastructure, community centre and arena, and access to the new Eglinton LRT. Besides the proposed LRT, it’s a great area for commuters, thanks to easy access to the Don Valley Parkway.

Minutes from the Aga Khan Museum, the Japanese Canadian Cultural Centre and the Ontario Science Centre, it’s a culturally rich neighbourhood surrounded by enviable park access. These include a lush ravine network and Sunnybrook Park, which boasts 147 acres of sprawling lawns, walking trails, dog parks, even a horseback riding stable.

Master-planned communities make great places for those looking for an investment or income property. Considered the housing style of the future, they address the needs of today’s modern renters, who are increasingly looking for places where they can live, work, shop, entertain and relax all in one walkable community. Add rapid transit access and a selection of oasis-like parkland to the equation and you’ve got Wynford Green.

8200 Warden Ave Condos

Lifetime is known for their opulent and contemporary buildings and we’re expecting a similar theme for their inaugural foray into this part of the GTA. The site is nestled into one of the region’s fastest-developing pockets, surrounded by urban revitalizations, shopping, dining, major highways and some of the area’s newest infrastructure.

Details about the height and suite mix are still forthcoming, but based on the size of the site, we’re betting on a mixed-use project, possibly with more than one phase.

The developer is known for their urban, hotel-inspired suites, often featuring open-concept layouts, high-quality fixtures and finishes and amenities that will make you never want to leave your home.

They tend to partner with prominent architectural and design firms, resulting in striking buildings that serve as landmarks in the neighbourhoods they inhabit.

This new building also has the benefit of being a convenient site, with access to YRT Viva right at the front door, which connects to the Unionville GO station, as well as Finch Station in Toronto. It’s close to Highway 407, as well as several exciting urban transformations that are adding retail, office and community space to the burgeoning region.
